Category : Planning the Build

This section deals with the first stages of your development which are necessary to make your build a reality.

This category covers where to look from the obvious places, such as Estate Agents, Local and National Newspapers and Plot Finding Agencies, to the less obvious places such as The Church, Local Farmers, the Local Planning Office and Properties for Conversion. We explain briefly what to watch out for and how to actually buy whether it be by exchange of contracts through a solicitor, at auction or by tender.

This category explains the three kinds of planning permission, namely outline, reserved matters and full. It gives guidance on what the planning officers concerns will be such as; how the building fits into its environment, siting of the building, compatibility with neighbouring plots, access, proposed materials, etc. We also briefly explain what the planners want to see with your application and what to do if permission is refused.

As working to conserve the environment is now a requirement of Building Regulations, this category discusses how green your building can be by, for example;-utilising green materials that are manufactured using low polluting and low cost methods such as softwoods; the use of structural materials with high thermal mass to minimise heat loss; recycling using second hand or reclaimed materials; considering recycling within the building itself by means of heat exchangers, collection and re-use of rainwater in grey water systems, etc.

In this category we discuss the role of the Architect. How to select one and where to find out more about them and their previous work. We also cover what a good architect will do for you.

This category describes what actions this key member of your professional team is responsible for and how to select one.

This category discusses how you manage the work on site and what a project manager can do for you to “make it happen”.

This category covers how to apply for building regulation approval, ensuring the structure of your building complies with current Building Regulations. We cover the role and responsibilities of the Building Inspector and how to ensure your building passes the various inspection stages.

This category explains what a party wall is, how to del with the neighbours and your legal obligations.

This category helps you calculate how much money you will need. The cost of the land purchase, outside costs such as professional fees, planning permission, building control and finally how to budget for the construction of the building.
